Rechargeable Works
We will recharge the cost of repairs and maintenance if caused by misuse, abuse or accidental damage. We do not recharge for items that have failed because of age, or fair wear and tear.
Examples of rechargeable work include: clearing blocked toilets, replacing broken windows and door panels, and changing locks due to lost keys. We will tell you if a repair is rechargeable. We will also explain the recharging process.
We like to arrange all necessary works so that repairs and replacements meet our required standards. The benefits to you include: competitive costs, approved contractors, work completed to our required standard, and a guarantee on parts and labour. We add a 12.5% charge for administration to the net cost of the repair.
You can arrange for your own repair or replacement, but you’ll need our written approval before doing so. We will recharge you for all costs that arise for correcting work undertaken or commissioned by you.
Unless specifically agreed with us prior to termination of tenancy, we will recharge you for the cost of removal and disposal of any possessions or rubbish left at properties when you vacate. You will also be recharged if we discover what we consider to be unfair wear and tear damage at your vacated home. We add a 12.5% charge for administration to the net cost of the repair.
In some circumstances we may have to carry out such work when you are absent. This may be to secure the property or prevent further damage. We will usually charge for this type of work, whether it was at your request or as part of our duty of care to our customers and our property.
