For this service we charge a 10% (plus VAT) management fee.

+ What are the fees?

For our fully managed service we charge 10% (plus VAT).

+ Who will be moving into my property?

The Council have a duty to offer housing advice and accommodation for vulnerable groups.

ABC Lettings was set up to provide accommodation for families or individuals who were suitable for private rented accommodation but not able to access via the High Street.

We will assess each individual tenant for their suitability to your property before offering a tenancy.

+ Who pays me the rent? – You or the tenant?

Your rent is guaranteed and paid by us on the 1st of every month. We collect the tenant’s payments.

+ What happens if the tenant causes damage?

We carry out regular routine property inspections. Rarely do we come across damage. However, if during an inspection we identify any damage we will instruct the tenant what action needs to be taken and monitor to resolve it.

+ How much rent am I likely to receive?

We complete our market research on each individual property. Usually the rent is set at the Local Housing Allowance rate and then a one off payment is made to cover the difference between this and the market rent annually.

+ Who carries out repairs?

Landlords are responsible for repairs and routine maintenance but we can use the services of Council contractors, or introduce you to local tradespeople. Our dedicated repair team are on hand during office hours to receive reports from tenants and facilitate arranging repairs.

+ What are your office hours?

Our office hours are 9am to 4pm Monday to Friday, during which time we can be contacted by phone 01233 330811 or email abclettings@ashford.gov.uk. Tenants can access Ashford Borough Council’s Out Of Hours service for emergency repairs, by calling 01233 330366.

+ Who carries out compliance checks?

We are able to arrange the Gas Safe Inspection (CP12) Energy Performance Certificate (EPC) and Electrical Installation Condition Report (EICR) on your behalf. We will advise you of the cost which is rechargeable. Once we enter a contract, the annual Gas Safe Inspection is carried out by Swale Heating and the cost is included in the fully managed service.
